Peggy Cain Karen Douglas Realty Geneva Illinois Real Estate Services I Provide |
Investment Property:
We assist investors with the purchase and sale of property. However, after we assist you with the purchase of investment property, we stay on board to assist you with finding a tenant. We will place the property in the MLS, write your ads, take the calls, show the property, obtain credit checks, and provide lease forms. We provide these additional services to our investors over and over again at no charge. We make it easy for you to own investment property!

First Time Home Buyers:
We have been long time advocates for first time buyers. Our passion is getting you started in the real estate market. We are knowledgeable in the programs available to help you achieve owning you own home or town home with minimal funds, many times less than first months rent and security deposit. We would love to help guide you through the process. There are many First Time Home Buyer Financing Programs available and we can provide assistance with your long range planning.
|
Rentals:
We will help you find a property to rent and negotiate the lease. However, you may want to explore the option of buying a place of your own. Often, you can actually buy a home or a town home for less out of pocket than you would spend for the first months rent and security deposit if renting. (Yes, it's true!) Also owning a home gives you numerous tax benefits. We will show you how to keep more of the money you make. There are many programs available to help you get started (or re-started) in the housing market.
|
New Construction:
Sometimes you can be at a disadvantage buying new construction without a real estate agent of your own. Our services are no charge to you, as the builders include a budget for real estate agents & marketing expenes in their overall project costs. We will help you understand the builders contract (which is not standard), along with a variety of issues unique to new construction, such as: special service area assessments, builder warranties, upgrades, and avoiding surprises with future real estate tax bills.
